Hotel Bridge Financing, PIP Funding and Brand Conversions
Hotel and hospitality financing is highly dependent on current operating results and the sponsor’s business plan. A bridge-to-stabilization request should identify trailing performance, the expected effects of renovation or brand conversion, remaining property improvement plan (PIP) costs, available liquidity and the takeout strategy.
For acquisitions, refinancing and conversions, lenders may weigh occupancy, average daily rate, RevPAR, debt yield, operating cash flow, franchise obligations, interest reserves, and the experience of the ownership and management team. Pro forma improvements should be supported by evidence rather than assumed.
Prepare a Financeable Hotel Loan Request
- Current flag and proposed brand, franchise or PIP agreement status, room count and property overview.
- Trailing operating statements, occupancy, ADR, RevPAR and assumptions supporting stabilization.
- Acquisition or debt payoff, renovation budget, full sources and uses, reserves and working capital.
- Sponsor and operator track record, liquidity, business plan and refinance or sale exit.
E3 reviews commercial hospitality loans for experienced sponsors, including hotel bridge financing, recapitalizations, acquisitions and repositioning. Available leverage and reserve treatment are lender- and transaction-specific.
