FIRST RENTAL? NO W-2?
LET THE PROPERTY DO THE TALKING.

No landlord track record? Self-employed? No traditional pay stubs? You may still be able to finance an investment property. Eligible DSCR programs focus on qualifying rental income instead of personal W-2s or tax returns. Credit, equity, cash reserves and property eligibility still matter.

*Personal income documents may not be required on eligible programs. Rental-income analysis, credit, down payment, reserves and lender approval still apply. Business-purpose, non-owner-occupied properties only.

Built for property investors

Rental financing that follows your investment strategy.

DSCR loans can help eligible investors qualify by focusing on property cash flow rather than relying on conventional W-2 or tax-return qualification. Credit, equity, reserves and collateral still matter.

01 / ACQUIRE

Buy your FIRST rental

Never owned a rental? Some DSCR programs consider first-time investors, including eligible single-family rentals, two- to four-unit properties and condos. The property’s rent, your credit, equity and reserves still drive the decision.

02 / REFINANCE

Improve the structure

Consider a rate-and-term refinance for an existing investment loan, subject to available products, seasoning, property condition, DSCR and lender guidelines.

03 / REDEPLOY

Access investment equity

Explore cash-out financing to unlock capital from a qualifying rental property, while evaluating the impact on payments, coverage and your broader portfolio.

The DSCR difference

What is a DSCR loan?

DSCR stands for Debt Service Coverage Ratio. For many 1–4-unit investment-property programs, lenders compare qualifying monthly rent with the proposed monthly housing payment, including principal, interest, property taxes, insurance and applicable association dues (PITIA).

Different loan programs determine eligible rent, payment amounts and required coverage differently. A higher DSCR generally means stronger coverage, but a ratio alone does not determine loan approval.

Illustrative example

Qualifying Monthly Rent
÷ Monthly PITIA
= DSCR

$3,000 ÷ $2,500 = 1.20x DSCR

A 1.20 ratio means the qualifying rent is 120% of the defined monthly housing payment in this example. This is educational, not a financing quote or eligibility threshold.

Program overview

Options for different types of rental investments.

E3 can review your investment scenario and help identify an appropriate capital-source program. Eligible assets, states, vesting and underwriting vary by lender.

Standard rental assets

Single property DSCR

Common program categories include non-owner-occupied single-family rentals, two- to four-unit properties, and eligible condos or townhomes.

Fixed-rate, adjustable-rate and interest-only structures may be available through selected capital sources. Actual terms depend on the transaction.

Scaling your holdings

Multiple rentals & portfolio financing

Investors with several properties may benefit from comparing individual-property DSCR loans with an eligible blanket or portfolio structure.

Collateral requirements, property releases, concentration limits and repayment flexibility deserve particular attention.

Specialty assets

Short-term & vacation rentals

Some programs permit vacation rentals or other short-term rental properties using lender-approved rental-income analysis. Eligibility, seasonal-income treatment and market restrictions vary.

We assess these scenarios individually rather than treating every Airbnb or VRBO property as automatically financeable.

Case-by-case review

Condos, LLCs & complex scenarios

LLC vesting, non-warrantable condos, condotels and concentrated portfolios can have additional eligibility, state licensing, project, and underwriting restrictions.

Condotels and other atypical properties are not represented as generally eligible for standard DSCR products.

Start with the essentials

What lenders usually want to know.

Initial investor-loan screening is often simpler than conventional income qualification, but it is not documentation-free.

  • Property address, state and type
  • Purchase, rate/term or cash-out purpose
  • Requested loan amount and value or purchase price
  • Current or projected qualifying rent
  • Existing mortgage balance, if refinancing
  • Occupancy, leases and rental strategy
  • Estimated credit profile and available reserves
  • Target closing date and entity ownership

Later underwriting may require an appraisal, rental analysis, credit authorization, insurance, entity documentation, lease records and other information. Don’t send Social Security numbers or bank credentials with an initial inquiry.

Investor questions

DSCR lending, explained.

Can I buy my FIRST rental with no experience?

Possibly. Some DSCR programs accept first-time rental-property investors without prior landlord experience. Credit, rental income, down payment, reserves and property eligibility still apply, and certain lenders impose tighter requirements for new investors.

How little can I put down?

Many DSCR purchase loans require roughly 20%–25% down. Lower down-payment options sometimes exist for strongly qualified borrowers, but availability varies by lender, credit, rental coverage, property and state. Down payment, closing costs, points and required reserves are separate considerations. Ask us to review your actual cash-to-close requirements.

Do DSCR loans require personal tax returns or W-2s?

Many business-purpose residential DSCR programs determine income eligibility using the investment property’s rental income instead of traditional personal W-2 or tax-return documentation. The lender may still require credit, liquidity, identity, entity and property records.

Does my credit score still matter?

Yes. Even when the property drives income qualification, credit profile, equity, loan-to-value, reserves and investor experience can affect approval, pricing and available products.

Can I qualify if my property’s ratio is below 1.00?

Some capital sources consider lower-coverage or no-ratio programs, sometimes with different leverage, pricing or reserves. Availability is lender-specific, and such scenarios are not automatically approved.

Can an LLC or a portfolio qualify?

LLC ownership and multi-property financing may be available, depending on state, property type, guarantor and lender requirements. Blanket loans and individual DSCR loans have different collateral and release implications.

Are short-term rentals or condotels eligible?

Short-term rental programs exist, but approval may depend on the market, seasonality, occupancy restrictions and acceptable rental data. Condotels and hotel-like projects have materially narrower options and require individual review.

Can I use a DSCR loan for my primary home?

No. The DSCR financing discussed here is intended for eligible non-owner-occupied, business-purpose investment properties, not owner-occupied personal residences.
