When Commercial Bridge Financing Makes Sense

Commercial bridge loans can address acquisition deadlines, transitional occupancy, near-term debt maturities, property improvements, ownership recapitalizations and other situations where permanent financing is not yet the right fit. A sound request explains exactly what will change during the bridge period.

Lenders typically examine both the property as it operates today and the sponsor’s projected stabilized scenario. Sources and uses should address closing expenses, capex, interest carry, operating shortfalls and contingency rather than assuming future cash flow will fund every expense.

What Determines a Bridge Loan’s Structure?

  • As-is value, basis, existing cash flow, requested proceeds and the amount of equity remaining in the deal.
  • Asset-specific execution milestones, construction or renovation work, reserves and sponsor liquidity.
  • Proposed loan duration, realistic refinance or sale takeout, downside sensitivity and extension requirements.
  • Potential recourse or non-recourse support, subject to the asset, leverage and lender requirements.

E3 evaluates complex commercial bridge financing transactions across property types. The appropriate structure depends on the collateral, sponsorship, capitalization and a credible exit—not a single advertised loan-to-value ratio.
