What Commercial Construction Lenders Need to See
Commercial construction loan requests are strongest when the sponsor presents a reconciled sources-and-uses schedule, documented equity, a credible construction budget and timetable, and a clear plan for stabilization or repayment. For large developments, the full capital stack matters as much as the requested senior loan.
Loan-to-cost (LTC) is only one measure of financing risk. Lenders may also evaluate land basis, construction progress, remaining horizontal improvements, the contractor, contingencies, interest reserves, liquidity and any completion or non-recourse carveout obligations.
Key Construction Financing Documents
- Project summary: property type, location, requested loan amount, project status and anticipated closing.
- Budget and capital stack: hard and soft costs, funded and unfunded equity, reserves, contingencies and existing debt.
- Execution and exit: permits, plans, contractor qualifications, construction schedule, market support and takeout assumptions.
- Sponsor materials: biography, track record, personal financial statement, liquidity and real estate owned schedule.
E3 works with developers and experienced sponsors on ground-up construction, complex redevelopment and transitional capital needs. Financing terms and eligibility depend on lender underwriting and the project’s risk profile.
